Secret Condos: Finding the Next $250M Penthouse

Manhattan’s trophy condo towers have secret penthouses that aren’t for sale… at least not yet because they need to be priced. Could there be another mansion hiding in the clouds that’s worth $250M, like the one Extell recently unveiled at Central Park Tower?

Marketproof analyzed some of the premium unpriced units in New York City’s most prestigious developments. We gave them a potential price tag based on current pricing in the building (adding a premium for outdoor space), and here’s what we see.

Related Companies hasn’t priced the penthouses at their lastest Robert A.M. Stern masterpiece, The Cortland. The pinnacle of that collection is PH25W, a 5-bed, 5.5-bath mansion with 5,412 square feet and a nearly 600 square foot private terrace. This unit could ask $37M. More here >>>

One High Line (formerly known as The XI) has 8 unpriced penthouses. The largest in the collection is PH26, a 6-bed, 8.5-bath across 6,925 square feet with a massive 4,353 SF private outdoor space. Typically developers hold back a small selection of inventory to test the market. At The Towers of the Waldorf Astoria, Dajia US has a different strategy – nearly 80% of the 375 units in this high-profile historic conversion are currently unpriced.
